New mixed-use development for Western Cape

Undertaken in response to market demand for commercial property space in the growing commercial node south of Kuils River (Cape Town), Intaprop announced that it has assembled Saxdowne Park, a prime mixed-use development.

It includes retail, offices, logistics facilities, distribution warehouses, small to medium scale manufacturing outlets and residential developments situated in a 15 ha prime park at the intersection of Stellenbosch Arterial Road and Saxdowne Road, from where it draws its name.

Intaprop director Hugo Stroud reports the development is tailor-made to suit business needs in the area. "As well as extensive research from two independent studies, we also consulted with local brokers to assess market demand. In doing so, we have created a property asset that meets market needs and is cost-engineered at competitive prices."

The company has planned and packaged the entire development, including securing a substantial supply of electricity, the necessary environmental approvals and appropriate business e rights. This provides the potential to develop retail, commercial and warehouse distribution.

The first phase comprises some 50 ready-to-build business 1 and business 4 stands. Sites range in size from 1500m² to 3000m², which may be consolidated to form larger development parcels if required.

"It is a development that works from every perspective, as the development vision has been a collaborative process where industrial and commercial brokers played a key advisory role throughout the planning phase to ensure the product meets the needs of the market," explains Intaprop director, Henti van Zyl.

Retail development easy

The corner is the ideal point for retail development. 'Drive-thru' and fast food outlets would also benefit from the direct access off Stellenbosch Arterial Road. Importantly, as the node is fairly flat, the road frontage provides excellent exposure.

It is well positioned for the corporate client's distribution / logistics and manufacturing needs. Stellenbosch Arterial Road, a dual carriageway arterial that carries 31000 vehicles each day, places it on a main route and in close proximity to the R300 road. The route is the major link between Cape Town International Airport, Kuils River, Stellenbosch and industrial areas such as Blackheath, Saxenburg Park and Airport Industria.

"Demand for light industrial, warehousing and distribution facilities within a secured and properly managed business park environment is high in this part of the metropolitan area. Particular consideration was given to this when planning the business park," notes van Zyl.

Residential seamlessly mixes with existing stands

All this is further supported by a growing residential population, which provides for a workforce on the park's doorstep.

Some 29000 households reside within a four-kilometre radius of Saxdowne Road, in significant expanding residential areas. The node's primary catchment area houses nearly 7000 completed residential units, with a further 6500 units in the process of being developed.

Complementing this, Saxdowne Park's residential development rights are located on the east of the property and link seamlessly with the neighbouring residential suburbs.

The existing Engen Service Station on the corner of Nooiensfontein and Stellenbosch Arterial roads is planned for upgrade that will eventually see it linked to the business park. This means that ultimately, Saxdowne Park will enjoy access from all three roads. Internal roads will link all access points.

"Its prime location, zoned rights and competitive land costs all deliver the best quality development opportunities in the node," concludes Stroud.
