Montagu Property Group's commercial division is developing a niche décor centre on the corner of Zambesi Drive (R513) and Veronica Road within the Kolonade urban core to capture the residential expansion of Northern Tshwane.

The speciality home-ware and décor retail merchandise centre, 'Décor on Zambesi', is scheduled for completion in September 2009 and has already signed Bathroom Bizarre, which was attracted by the sectional-title opportunity as opposed to leasing.

“Décor on Zambesi is a solid long-term investment for any business wanting to avoid ongoing rentals in the current volatile market,” says Dudley Turner, managing director of Bathroom Bizarre on the company's decision to buy 1400m² of the approximately 6400m² retail space in an area that has shown exponential residential growth.

The U-shaped retail centre will face onto Zambesi Drive with optimised signage targeting the oncoming stream of traffic. It will consist of 13 shops ranging between 94 to 312m² with modular designs to adapt to any buyer's needs and shop fronts and walkways will incorporate show boxes for signage and marketing material, together with 181 parking bays.

“The development will be the first niche home-décor centre in the area and provides entrepreneurs and medium-sized businesses a platform to effectively target their market while growing a property investment,” says John Whall, director of the commercial division at Montagu Property Group.

He explained that the development is strategically positioned close to established centres such as the Kolonade Shopping Centre, Montana Crossing, Montana Corner, Montana Value Mart and Montana Traders Square.

Shop design accommodates the niche retail market with open double-volume entrances for showrooms, high bay light fittings under steel roof, exposed brickwork, straight jointed and sealed plaster and first undercoat paint, alarm system with a tenant allowance to cater for floor covering, final paint coat to plastered areas, point of sale, dry walling and safes or security boxes.

The centre will be enclosed by a brick wall at the rear of the development and a see-through perimeter palisade fence in the front with zoned electric fencing on the boundaries with linked communication.
