Unusual food franchise drive-through gets positive response

An unusual concept of a multi-franchise drive-through food retail area in Roodepoort is set to start construction in mid-2013 for completion in the first quarter of 2014. Already there is firm interest from Mochachos, Skippers, Bacini's, Kauai, Subway, Maxis and Roman's Pizza.

"The developers identified a strong market demand for a one-stop drive-through such as this, catering for a variety of tastes ranging from fish and pizza to burgers and chicken and providing the option to either order, collect and go or stay and eat - either in an attractive seating area or in a restaurant," explains JHI Properties retail broker, Romy Altmann.

"The added appeal for families, groups of people and individuals is the spacious communal seating area on the rooftop, with a large play area for children, restaurant section and spectacular views over the West Rand. This is a novel approach to the 'drive-thru' concept, offering the option of just the drive-thru or to linger, relax and socialise while enjoying a meal or snack and the view."

Located in a busy road at the intersection of Christiaan de Wet and Hendrik Potgieter roads, directly opposite Clearwater Mall, Crystal Clear is aimed at the bulk of shoppers visiting the mall and those living in the densely populated and rapidly growing Strubens Valley area. There are 344 parking bays provided on site and access to the top level is via two staircases and a lift.

"The prominent position assures high visibility to passing traffic as well as those visiting the shopping mall opposite. The success of the well-established Clearwater Mall attests to the consumer spend of the large catchment area of greater Roodepoort and high volume of commuters using this busy road, particularly those commuting between the West Rand and Sandton," adds Kieron van Rooyen, joint retail broker. "It comprises a total gross lettable area (GLA) of 868 square metres at ground level and 1039 square metres on the rooftop level."

Developed by a private consortium, the professional team includes VHS Architects and Levelheads property consultants.
