Boland’s 'Golden Triangle' draws strong property demand

Paarl, Stellenbosch and Franschhoek are cementing their status as the Boland’s property “Golden Triangle”, attracting buyers drawn to the region’s lifestyle, amenities and long-term investment potential.

Demand is particularly strong for established lifestyle estates, where buyers are willing to pay a premium for secure, well-appointed homes in sought-after Winelands settings.

According to Pam Golding Properties’ Annien Borg, the three towns are attracting a diverse mix of residents and investors, from families and professionals to retirees and returning expatriates.

“These three towns offer a lifestyle in spectacular surrounds that are hard to beat,” she says. “Buyers are increasingly prepared to pay a premium for the lifestyle offered by established estates in these areas. To keep up with demand, developers are constantly planning new lifestyle developments that meet the expected standard.”

Lifestyle for everyone

Lifestyle appeal attracts a broad buyer market: The buyer profile is diverse, ranging from young professionals and families with school-going children to buyers of retirement age. Many of the lifestyle estates cater for multiple generations, making them attractive to a broad market.

Borg says homes in estates are particularly popular with returning expatriates who want their children to experience a carefree lifestyle while benefiting from access to excellent education.

“The Boland is known for its many outstanding schools, which means travelling time is negligible and sporting and extramural facilities are readily accessible,” she says.

The region also attracts foreign buyers, particularly from the United States. However, the majority of purchasers are Western Cape residents relocating to the area, including those downsizing for retirement and families looking for more spacious properties combined with the lifestyle advantages of estate living.

Prices vary widely according to location, property type and the amenities available, but the strongest demand is currently in the approximately R4m to R8m price band.

Amenities can include cycling and hiking trails and sporting facilities such as golf, swimming and tennis, while local shopping centres cater for a wide range of needs. Cape Town is also approximately just an hour away by road via the N1.

Paarl offers choice

Paarl provides a range of opportunities across different price points, including established estates with golf, leisure and sporting amenities.

“In Paarl, compact homes in established estates like Boschenmeer on Paarl golf course are available from approximately R3.75m, while three-bedroom homes are priced from around R8m,” says Borg.

“Plots at Pearl Valley are also around that price, while properties at Val de Vie are scarce, with the starting price for a three-bedroom home currently just below R7m. Prices for the Val de Vie polo pads start from around R4.5m for one-bedroom and studio apartments, while two-bedroom apartments are priced from around R6m to R7.5m.”

Franschhoek properties in the R4m-R8m bracket scarce: In sought-after Franschhoek, Borg says properties in the R4m to R8m price range are increasingly difficult to find, with modern two-bedroom apartments among the most accessible and popular investment options.

“In sought-after Franschhoek, properties in the R4m to R8m price bracket are hard to come by. You will probably end up buying a modern, two-bedroom apartment, which is the most popular investment,” she says.

That does not mean there are no opportunities for buyers seeking larger homes. Borg says a recent sale illustrates the level of demand for properties in established boutique estates.

“We recently sold an 18-year-old, three-bedroom house that needed some renovation for R7.9m, situated in an established estate with a communal pool and tennis court.”

Stellenbosch embraces sustainable estate living: In Stellenbosch, the new Newinbosch estate is highlighting the growing importance of sustainability and environmentally conscious design in the residential market. The development has achieved a six-star Green Star Sustainable Precincts rating from the Green Building Council of South Africa.

“The rating is significant as most of the major banks offer substantially reduced interest rates on home loans for Green Star-rated properties,” says Borg.

She says buyers are also increasingly prepared to pay a premium for homes incorporating green features.

“The Newinbosch precinct has been designed to encourage a live-work-play lifestyle with interconnected walkways and cycling routes, and community amenities easily accessible.”

Prices at Newinbosch range from around R3.75m to R 6.5m, depending on the size of the homes.

New developments accelerate

The strong demand across the three towns is supporting continued development, with more projects in the pipeline.

“These Boland towns have experienced remarkable growth in the past few years and there are more new developments planned,” says Borg.

She says buying off-plan can be particularly attractive to first-time buyers and investors, as purchasers may only take transfer once construction has been completed, potentially allowing the property to appreciate during the development period.

Another advantage is that transfer duty is not payable on new developments, as Vat is included in the purchase price.

“For investors, new developments are particularly appealing, especially where there is a strong demand for rental accommodation and potential for longer-term capital growth,” says Borg.

With three highly desirable Winelands towns offering different price points and lifestyle propositions, Borg says buyers looking for a primary residence should consider the lifestyle they want rather than than focusing solely on the amount they have available to spend.

“Before you settle on a number, work out which lifestyle that can actually buy you – and then go and get it.”
