Affordable housing options in the Southern Suburbs, Cape Town
Communicare’s Musgrave Park has been redeveloped and is now managed by goodfind Properties, one of the new Communicare brands introduced last year. goodfind Properties rents housing units to cross-subsidise the development of social rentals.
The first of four blocks go on the market for rentals from 1 October 2019. A new block will be launched at the end of each month until the end of December. The development is on existing land owned by Communicare that already has other affordable units on the property.
Communicare reconfigured the existing residential development in one of its largest complexes to make maximum use of the available land by adding 138 units in four three-storey apartment blocks.
The development is central to public transport and main commuter routes, reducing the cost of transport significantly for working tenants. Located directly opposite South Peninsula High School, Musgrave Park is also close to other amenities like Constantiaberg Hospital, Lady Michaelis Day Hospital, as well as local shopping centres. It is also the ideal starter home, especially for those starting their careers.
A hall is also being developed to host many of its social development programmes. Allowances have also been made for play areas for children, making it a convenient location for young families.
There are currently 369 bachelor and one-bedroom units in the Musgrave Park complex. An additional 138 units will be added comprising of 78 one-bedroom and 60 two-bedroom apartments ranging in size from 32m2 to 42m2. All the accommodation will be rented at rates between R6,720 to R9,020 which is about 10% below market rates for the southern suburbs.
The development advances Communicare’s mandate to provide access to affordable, decent and quality housing for residents of Cape Town. Apart from the housing, Communicare also provides a supportive community development programme to help tenants get ahead in life and achieve greater things.
