New tenants for N1 Business Park

N1 Business Park, the industrial site developed by leading property investment company Improvon, has acquired two new tenants. Swimming pool accessory and maintenance specialist, Zodiac and product innovator and distributor, Tevo have opted to relocate their Gauteng hubs there.

Zodiac has opted for a 7,000m² building customised to meet its varied needs, with high visibility from the N1 freeway to maximise exposure for the brand.

Tevo required Improvon to build its 5,300m² facility from scratch. It also has good exposure off the N1 and the option to expand by up to 500m² in the future in necessary. According to Improvon business development executive, Grant Lewington, Tevo also required an exceptionally fast turn-around because it had already given up its old premises.

Thanks to the company's expertise, the build was completed in just four months. It comprises offices for head office staff, a canteen, customer reception area and showroom and extensive warehousing.

"The warehouse was designed to a height of 8m to the underside of eaves, which assisted the company with volumetric storage of its extensive product range," said Lewington. "We also paid particular attention to the reception and showroom areas as its customers are integral to their already successful business.

"Similarly, Zodiac's facility had to include a customer care area within the warehouse where customers bringing in product for servicing or repair could be made to feel welcome and comfortable. There is also a workshop, canteen and, at 1,500m², a large office component for the head office staff and sales team.

"The warehouse was designed to the height of 9m to the underside of the eaves to assist with volumetric storage of its extensive range, but what was challenging about this customisation was the tenant's ventilation requirements. This included ensuring all chemical odours and harmful gases are safely dealt with, plus providing a bespoke 'tank farm' where the acids could be safely dispensed and packaged.

"In another departure from the norm, we also had to build a swimming pool so that the sales team could readily demonstrate product."

He added that companies incorporating head office space into their distribution nodes is not unusual. Many of its clients are looking to consolidate management with distribution because rentals in industrial parks are more competitive than in office parks or nodes.

Still space available

"The N1 Business Park finds itself in a node becoming known for distribution and warehousing tenants such as those servicing Shoprite, Clicks, Woolworths, Volkswagen UTI and L'Oreal.

"To ensure that these types of tenants receive a 360° rental service the park features the latest in logistical trends including wider roads, more generous yards, buildings at dock height and ample height to the underside of the eaves."

He said that the park is close to being fully developed - the company planned to develop 115,000m² and is already three-quarters of the way there. As soon as a 12,500m² spec build is completed in January, there will be just 17,000m² of developable bulk left.

"The company is in discussions with two parties who have indicated their willingness to take this 12,500m² spec build, additional proof of the business benefits of renting in the N1 Business Park," he concluded.
