Three factories with offices go under the Van's hammer

Van's Auctioneers will auction three industrial properties this month - in Nigel and Vanderbijlpark, Gauteng, and in Evander, Mpumalanga.

The first property, located 3km northeast of Nigel's central business district, will go up for sale at 11am on Thursday, 18 June, on the corner of Fourth Avenue and Marievale Road.

The property has factories and offices with an annual gross rental income potential of R1m. It is in an area characterised by medium to heavy industrial development.

An office building on the premises has a reception area, boardroom, offices, a kitchen and ablution facilities.

There are two factories with steel-framed roofing and concrete floor areas of 728m² and 1,138m².

The first factory has a spray booth and 81m² storage area. The second factory has a 216m² office. It has streetfront visibility from Marievale Road and Fourth Avenue and easy access to the R42 route.

The premises is secured with palisade fencing, 1.8m- high precast walls, and two security gate entrances accessed from Marievale Road and Fourth Avenue.

The second auction will start at 2pm on Thursday, when a large factory, offices and two unimproved stands will come under the hammer at 1Gardenia Street, Kinross Industrial, Evander.

The annual gross rental income potential of the offices and factory is about R1.2m.

The factory, on a 2,902m² stand, has a double-volume floor area with a high-pitched steel-frame roof.

There is a 5-tonne overhead crane, ablution facilities for workers, a storage room and a 220m² office area.

Adjacent to this property is a 2,720m² industrial erf with a shed and a 1-tonne crane.

Two adjacent unimproved erfs of 2,442m² and 2,902m² will also be auctioned.

The property has easy access to the R547 and the N17 main route between Johannesburg and Secunda.

At 11am on June19 Van's Auctioneers will sell an industrial property with a factory and offices at 6Ahrbeck Street, Vanderbijlpark.

There is strong demand for industrial investment properties and tenants in Vanderbijlpark, which is home to ArcelorMittal SA.

The 5,498m² property has a double-storey office building with a floor area of 1,530m²

Other attractions are a 530m² factory with two overhead cranes, a covered workstation and covered working area of 1,708m², a storage room facility and a guardhouse at the entrance.

The property has easy access to the N1 highway, the R59 and the main routes to Vereeniging and Sasolburg.
