Gateway offers mini units
The R350 million N4 Gateway light industrial park will launch its mini- and midi-units in June 2010 from a 46-hectare park offering accessibility to the N1, N4, Hans Strydom Drive and Bronkhorstspruit Roads, making it a natural choice for operations that service the Pretoria, Mpumalanga and Limpopo markets.
"Our development vision is to create modern, bright and upmarket units that are functional for their users," says Theuns Botha, spokesperson for Uniqon, the developers. "These units enjoy freeway visibility onto the busy N4, with highway exposure."
Starting at 400m² to 600m², the units are available either to lease or to buy on a sectional title basis and can be combined to meet tenant requirement. An innovative feature is the glass shop front and mezzanine in each unit, making it ideal for receiving clients. Each unit also has its own office component, ablutions and kitchenette, as well as signage rights. Exceptional security and a guaranteed supply of electricity are all competitive advantages for the park.
Green industrial park
A unique part of the development is the regeneration of neglected wetlands on the park's eastern boundary. "We felt that rehabilitating the wetland would preserve an important green lung that would feature new, indigenous plants which would help restore the wetland's function and flora diversity," explains Botha.
The developers have also taken on the upgrading of certain roads around the Hans Strijdom and N4 intersections. "Our development approach is to make N4 Gateway part of the solution to development issues in the area," he explains. "Plans include new traffic lights, the creation of exclusive turning lanes, and additional slip lanes."
