Menlyn Corner goes to Growthpoint

The 10 000sqm AAA-grade office building, Menlyn Corner, in Pretoria has been acquired by Growthpoint Properties Limited. Valued at R210 million, it enjoys prime position on a landmark corner in a growth node. Offices will be complete in early 2013.

Rudolf Pienaar, Growthpoint Properties divisional director for offices explains, "Menlyn offers many benefits for the Pretoria office market. This investment has allowed us to further our green building drive and enhance our portfolio of quality investments." Growthpoint also owns the adjacent property, Menlyn Square.

Debbie Theron of Growthpoint Properties Offices Division reports, "Menlyn is a major commercial growth area. It's experiencing increased demand and is swiftly becoming a strong banking and financial hub, with Investec, Alexander Forbes, Nedbank, RMB and FNB, amongst others, moving into this node."

Contributing strongly to its growing popularity with business is Menlyn Corner's synergy with surrounding amenities. It is directly opposite the retail convenience of Menlyn Shopping Centre and next to the lifestyle offering of the upmarket mixed-use Menlyn Piazza. It is also well served by public transport and on the Gautrain Hatfield Station bus route.

The five-level multi-tenant quality office development features modern reception lobby on ground level, access control, around-the-clock security with CCTV and secure covered basement parking for staff and visitors.

The building also meets the latest specifications of the new energy standard SANS 204 and energy regulation SANS 10400 Part XA. The offices meet the new fresh air regulation SANS 10400 Part 0, and provide 100% more fresh air than formerly required.
