    Lephalale sees industrial property growth

    According to Assis Pontes, area principal for Pam Golding Properties (PGP), Lephalale (Ellisras), some 138km north of Thabazimbi, is generally considered the fastest growing node in Africa. A new 309-hectare industrial park strategically positioned in an industrial corridor situated between the new Medupi and existing Matimba Power Stations and near Grootgeluk coalmine in Lephalale is being marketed by PGP's Ellisras office.

    "The Hanglip Industrial Park, developed by Professional Development Consortium (PDC) Holdings, is ideally positioned in the hub of this burgeoning region in order to cater for a wide range of industries," says Pontes.

    PDC Holdings are involved in various industrial, commercial and residential property developments, particularly in the Lephalale and Waterberg regions. "The approval and design phase of the project is now completed and ground will be broken with commencement of construction of infrastructure in the second quarter of 2011. This phase of the development has been registered as Ellisras Extension 140 and final erven numbers and sizes have been allocated by the Lephalale Municipality," explains PDC Holdings MD Le Roux van den Berg.

    Opportunities to let space

    "With all the growth and development taking place in the region, Hanglip Industrial Park is aimed at industries that provide services and goods to mainly construction, energy and mining industries as well as industrial end-users. There are opportunities to let industrial space and these will be tailor-made to suit client requirements, however this development provides an ideal investment opportunity for owner-occupiers, especially as this region is expected to continue to be a prime growth node for the next several decades," adds Pontes.

    Two distinct factors have ensured the growth of the area since the 1950s. The exploration programme by government saw the development of the Grootgeluk Colliery, which has been in full production since 1982. The presence of coal brought in Eskom, which established the Matimba Power Station in 1981. The latest focus is on the supply of fuel by Sasol and Eskom's new Medupi Power Station.
